Operator
An information platform for the distribution of vacant houses created from local sites.
InakaBnB is a platform that specializes in organizing information on transactions between individuals, directly connecting people who want to sell and people who want to live in vacant houses. The aim is to create an environment where property information, regional information, and system information can be organized in one place, allowing customers to make decisions with peace of mind from the consideration stage.
This project was launched based on the operator's own experience working as a member of the Regional Revitalization Cooperation Team in hilly and mountainous areas and confronting the problem of vacant houses as a stakeholder. At the heart of business design is to structurally organize on-site issues and reduce the burden of explanation.
Management system
- Business type: Amami (individual business)
- Operator: Atsushi Nitazaka
- Years of operation: 1st year (demonstration/verification phase)
- Scope of support: Organizing vacant house information, coordinating previews, organizing regional information, and responding to consultations.
The reason we operate as a private business rather than a corporation is to give top priority to on-site verification and improvement in the initial phase. We are currently emphasizing speed and flexibility, with the assumption that we will become a corporation and strengthen our structure in the future.
Business background
As a member of the Regional Revitalization Cooperation Team, we faced the ``blockage in the distribution of vacant houses.''
The operator was active as a community revitalization cooperation team (Yamazato Iki-iki Support Team/commonly known as Yama-iki-tai) in Tenryu Ward, Hamamatsu City. Among them, the social issue that I felt most strongly was the problem of ``despite the existence of vacant houses, they are not being marketed.''
Based on the business plan, we have organized the following issues along with specific examples.
- The issue of divided vacant house information: The granularity of information differs between government offices, vacant house banks, individuals, and real estate agents, and explanations must be redone each time an inquiry is made.
- The problem of travelers not being able to get an idea of what life would be like: Information that is directly connected to daily life, such as the freezing winter weather, traffic conditions, and relationships with neighbors, is not shared, and after viewing the property, they end up thinking, ``It wasn't what I imagined.''
- The current situation is that there is a heavy burden of explanations on the part of governments, local communities, and travelers: System updates are not keeping pace, and consultation centers are burdened by the circulation of outdated information.
As a result, travelers take longer to consider, become anxious, and stop making decisions. On the other hand, hosts who host vacant homes tend to give up because it takes a lot of work, it's difficult to explain, and it doesn't sell in the end. We believe that this is the essential blockage of the vacant house problem.
Value provided
The value standard that InakaBnB values is ``Do you have the information you need to make decisions about your lifestyle?'' We place emphasis on clarifying judgment criteria and preventing explanations from becoming individualized.
In addition to numerical information such as price and area, we will also organize the following information.
- Difficulty of livelihood/water/renovation
- Winter precautions and traffic conditions
- Local customs and unspoken rules
- Available support systems and subsidies
- How to proceed with viewing and procedures
This provides value by reducing anxiety during the consideration stage, reducing gaps after viewing, and eliminating the need to re-explain. We aim to create an information design that makes sense even when read by examiners, local governments, and financial institutions.
InakaBnB is not a real estate business. As an information platform, it provides the foundation for smooth interpersonal transactions.
Supplementary information
Management policy
We have clarified the publication standards and screening process, and are working to avoid increasing the burden on regions, local governments, and consultation centers. Our goal is to organize information about properties, areas, and procedures to a level where it can be understood without explanation.
- Confirm documents and organize local information at the same time to reduce rework
- Keep a history of information updates and fix them in a reusable format
- Record your interactions and improve the starting point for your next consultation
We believe that creating a situation where there is no need for repeated explanations will ultimately lead to a reduction in the burden on the entire community.
Contact/consultation system
Depending on the content of the consultation, we will provide guidance in cooperation with local businesses, local governments, and related parties. We have organized the arrangement so that you can receive consultations about previews, sending materials, and renovations and support systems through one point of contact.
- Organize your desired conditions before viewing and share necessary materials first
- Create a template of on-site confirmation points to prevent omissions in explanations
- The agreement details will be kept as a log and carried over to the next coordination.
About the future
InakaBnB is only in its first year. It is not a complete system. That's why we believe there is room for verification, improvement, and accumulation on-site.
The activities of the Regional Revitalization Cooperation Volunteers should not end as a ``transient experience'' but should remain as a permanent system. That's the underlying motivation behind this business. We will continue to develop a system that standardizes the distribution of information about vacant houses and speeds up decision-making while reducing the burden on local communities.
